Each sale involves a series of decisions on the Buyers part, to make sure that they would like to proceed with a given purchase.
•Buyer verifies the information in the listing to their satisfaction
•Buyer takes advantage of making a site visit at their convenience
•Buyer contacts Endless Acres via website contact form, email or phone to express intent to purchase property of interest
•Endless Acres will draw up the purchase agreement and send via email to be signed and returned by Buyer
•Buyer may make payment in full, by a signed authorized payment via credit/debit card, bank wire or Cashier's check.
•If property is financed:
oBuyer makes a down-payment either by a signed authorized payment via credit/debit card, bank wire or Cashier's check.
oBuyer notary signs a land-contract-for-deed, which is a legal contract that supersedes this Refund Policy, specifying the payment schedule and that the deed will be conveyed at the end of the contract term, and details what happens in the event of non-performance/non-payment.
oBuyer notary signs a Promissory Note for the financed balance
•Buyer completes a form instructing Endless Acres how the Buyer would like to take title; who will be the Grantee on the deed — in other words, in whose name is the land being purchased — as well as the new address for property tax bills
•Endless Acres creates and signs a notarized deed conveying the land to the entity specified by Buyer
•Upon completion of entire payment, according to the agreed course of action, Endless Acres may record the deed at the county, and instructs the county to return the recorded deed to Buyer or may send the deed to the buyer for the buyer to record the deed
